Complete guide: LTR Visa (10-Year) + BOI Smart Visa — Long-Term Resident Visa for HNW Individuals, Highly-Skilled Professionals, Executives, Investors, Startup Founders & Wealthy Pensioners (17% Flat Tax • No 90-Day Reporting • Airport Fast-Track)

Topic 01 · Common mistakes and how to avoid them

Cross-border accounting documents (Audited Financial Statement, VAT and CIT returns) require two-column language conversion that preserves table formatting — handled by our specialised finance official rendering workflow. Our liability insurance covers professional indemnity up to Request a quoteillion per matter, and we are happy to share the policy schedule with corporate case holders who require it for their vendor onboarding. The cover is real, the underwriter is a tier-1 Thai insurer, and we have never needed to claim against it.

Topic 02 · Add-on services worth considering

We run a pre-flight check before any MFA or consular post submission to catch the small errors that cause rejection — tear marks, ink bleed, wrong dates, missing signatures. Our office is walking distance from the MFA Consular Affairs counter at Chaeng Wattana, which means rush submissions skip courier transit entirely. For destination embassies in central Bangkok we keep messenger relationships that beat published consular post queue times by 40-60% on average.

Topic 03 · Education credentials for WES / IQAS / ICAS evaluation pipelines

Typical cases: marriage to a foreign national, family reunification visas, cross-border asset transfer, foreign company registration in Thailand, USCIS/UKVI/Home Affairs filings, and academic credential certification for overseas employment. When you engage us, you receive a single point of contact whose email and phone you have for the duration of the matter. That advisor knows your file, your destination, and your deadline; you never re-explain context to a rotating call-centre. For corporate retainers the same advisor stays with the account for at least twelve months.

Topic 04 · Scholarship and research grant documentation packages

Required from the case holder: a clear original or scan, the relevant ID / passport, and the official spelling of names, addresses, and the intended purpose so we can apply the correct terminology for the destination authority. Authentication chains can fail at any link. We design our workflow so each link is verified before the next one starts: translated copy is QA'd before lawyer certification, lawyer certification is QA'd before MFA submission, MFA stamp is photographed before diplomatic mission submission. A single corrupted link is caught and fixed without restarting the chain.

Topic 05 · Service fees and turnaround time

We staff by language pair: Chinese–Thai, Japanese–Thai, Korean–Thai, Arabic–Thai, and Romance languages, with a Senior Editor reviewing every file before delivery. Many destinations now require authentication seal in addition to language rendering since Thailand joined the Hague Convention on 28 February 2027. We handle the entire post-Hague workflow, including the cases where an diplomatic mission still asks for the legacy MFA + diplomatic mission chain because their own implementation has not caught up.

Topic 06 · Post-delivery follow-up

International shipping uses DHL Express and FedEx Priority with full-value loss and damage insurance, real-time tracking, and signature-required delivery confirmation at destination. Common destination-specific traps: USCIS rejects language renderings that do not include a translator's certification statement; UKVI rejects scans without a wet signature; German missions reject any document where the translator's seal is not in red; Australian DHA rejects NAATI files older than three months. We pre-empt all of these.

Topic 07 · Original and controlled-copy handling

Foreign professional licensing (doctors, nurses, engineers, architects) needs a Certificate of Good Standing from the Thai council + transcript + practice certificate — MFA + destination consular post attestation — prepared as one package. We document everything for repeat business. If you used us in 2024 for a marriage registration and come back in 2026 to certification the same Kor Ror 3 for a spousal visa, we already have your name spelling, address rendering, signature block, and prior counsel on file — onboarding takes one phone call, not a week.

Topic 08 · Parallel-copy preparation for multi-destination filings

Our attorneys can issue Attested True Copies that carry weight equivalent to originals abroad — covering passports, IDs, household registrations, corporate documents, and personal records. We routinely handle files for case holders who never set foot in Thailand. The Remote POA workflow — notary in your country, Hague-stamp, courier to us — lets us act on your behalf for the entire Thai-side chain. Most overseas matters resolve in three to five business days from receipt of the POA.

Topic 09 · Passport name-match verification

Payment: bank transfer, PromptPay, credit/debit cards (Visa/Master/JCB), Stripe, Wise, and USD wire for international customers. Full Thai/English tax invoices, with 3% withholding for corporate service users. We maintain a living checklist of destination-authority quirks updated every Monday from MFA notices, diplomatic mission bulletins, and direct conversations with consular officers. That checklist is what separates a 95%-pass shop from a 99.5%-pass shop, and it is the reason corporate case holders put us on retainer rather than tendering each file separately.

Topic 10 · Choosing the right certification for your destination

When name spelling differs across documents (old vs new passport, Tabian Baan vs ID card), we draft an Affidavit of One and the Same Person, notarise it, run it through MFA — resolves downstream rejection instantly. Our official rendering team works in language pairs, not single languages. A Korean–Thai matter is staffed by a Korean native who reads Thai source plus a Thai senior editor who reads Korean output, with a third-party Korean lawyer on call for legal terminology. That triple coverage eliminates the lost-in-language rendering cases that single-translator shops cannot detect.

Topic 11 · Professional licence applications for overseas regulators

Name-match verification is critical for visa-bound documents. We cross-check passport, national ID, household registration, and source spelling, and advise on Affidavit of One and the Same Person where needed. Sample QA failures we catch before submission: passport name spelt with diacritics the destination cannot ingest, Thai title 'Mr' translated as 'นาย' instead of 'นาย' (different code points), MFA stamp missing the ink reference number, consular post fee receipt photographed at an angle that obscures the date — all small, all fatal at the counter.

Topic 12 · Asset documentation for outbound FDI and treasury filings

Frequent add-ons: MFA apostille, destination consulate authentication, NAATI translated copy for Australia, MoJ official rendering for Thai courts, Notary Public for overseas use, and visa filing when the full document set is required. Corporate applicants receive net-30 credit, monthly KPI reports, dedicated account managers, and a single ticketing portal where every active matter is visible to authorised staff. We integrate by API for applicants with their own document workflow tools, and we sign enterprise NDAs in the language of your choice.

Topic 13 · Payment and tax invoice

For US / Canadian credential evaluation through WES, IQAS (Alberta), or ICAS (BC, MB) we prepare a standard three-piece set: original transcript + duly verified diploma copy + translator-authenticated translated copy — couriered directly to the evaluation body. We do not white-label other firms' work nor outsource to freelancers. Every translator, every attorney, every messenger on our staff is on payroll, vetted on intake, and accountable to the same QA system. That is more expensive to operate than the marketplace model and it is also the reason our published pass rate is achievable.

Topic 14 · Affidavit of Translation Accuracy for foreign court submission

Overseas scholarships and research grants require a standard document set: Recommendation Letter, Research Proposal, CV, Transcript, Statement of Purpose — all translator-officially recognized and notarised. We hold templates for Fulbright, Chevening, DAAD, and Monbukagakusho. Service-level agreements are written, not verbal. Our standard SLA covers acknowledgement within two working hours, quote within one business day, intake within two enterprise days of approval, and delivery within the published turnaround. Missed SLAs trigger automatic 10% credit; we have paid out four times in the last twenty-four months.

Topic 15 · Signature and seal verification against the Notary Worldwide database

Each destination has its own quirks: the US wants state-level Apostille, the UK uses FCDO Authentication, Australia accepts NAATI without Document attestation, China requires diplomatic mission authentication, Japan often demands consular post-aligned language rendering. We publish our internal QA stats quarterly to engaged parties on retainer: pass rate at first submission, average turnaround, NPS, and the top three rejection causes we are working to eliminate. Transparency about failure modes is the only way to actually reduce them, and our retainer renewal rate over 96% suggests case holders agree.

Topic 16 · The team behind your file and their credentials

An Affidavit of Translated copy Accuracy is the translator's sworn statement before a notary that the official rendering is complete and accurate — required by US, Australian, Canadian, and UK courts. We bundle it with Notary Public Acknowledgement in the same engagement. Foreign applicants regularly ask whether they need a Thai national co-signer for any of these workflows. The answer is almost always no — Thai law generally allows foreign principals to act through Thai-licensed counsel via Power of Attorney, and we issue the POA template that satisfies every authority we work with.

Topic 17 · Notes for corporate and institutional clients

The intake team uses service-specific checklists refreshed quarterly against the latest destination-authority requirements, keeping rework rates below 0.5%. We are deliberate about which embassies we hold standing slots with. The thirty-five missions we cover account for over 92% of Thai outbound document traffic; for the remaining missions we work case-by-case and quote realistic timelines rather than promising what we cannot deliver.

Topic 18 · Embassy and consular re-legalization

Cross-border Power of Attorney must satisfy both Thai law and the destination jurisdiction's formality rules — we draft bilingual parallel text, verify destination requirements (Notary + Authentication seal for EU, Consular Consular endorsement for China), and hand off to the applicant's overseas counsel. If your matter touches a Thai court, immigration tribunal, or arbitration panel, the official rendering must come from a Ministry of Justice–listed translator and be signed by a licensed Thai attorney. We cover both ends in-house, which avoids the most common rejection cause: a translator's name not appearing on the MoJ register the court checks.

Topic 19 · Standard turnaround vs rush service

Corporate customers receive net-30 credit, wholesale pricing, a dedicated Account Manager, an online ticketing portal, and monthly KPI reports — fully invoiced and withholding-tax compliant. For complex chains — language rendering + lawyer certification + MFA + destination consulate + courier — we prefer one engagement, one project manager, one invoice. Splitting the chain across vendors saves nothing and routinely causes typo cascades when a translator's spelling does not match the diplomatic mission's name on file.

Topic 20 · Service coverage and document pickup options

Standard turnaround is 1–3 business days for most documents. Files that need MFA apostille add 2–4 commercial days. Same-Day rush is available at +100% with prior booking. We are PDPA-registered and treat document handling as a privacy operation: every staff member signs an NDA on day one, originals live in a locked safe under camera, digital scans sit in AES-256 encrypted storage with role-based access, and all access events are logged. Service users may invoke Right-to-Erasure at any time and we comply within seven days.

Additional frequently asked questions

How far ahead should preparation start?
Several weeks before travel: issuing public records, translating and each certification layer all have their own queues, and some documents must be less than 3–6 months old on submission.
How must visa supporting documents be certified?
Most embassies require Thai public documents to be translated into English, the translation certified, and the set legalised by the Department of Consular Affairs before submission. Exact rules vary by country and visa class.
How many months of financial evidence are needed?
Embassies commonly ask for 3–6 months of statements plus a bank letter. Required balances and periods differ by destination and visa type, so rely on that embassy's current published checklist.
How are marriage and birth records used for dependant visas?
Use the registrar-issued marriage certificate or birth certificate with a certified translation and the legalisation chain the embassy specifies. Some countries accept only recently reissued copies.
Is a police clearance certificate always required?
Not for every visa class, but work, permanent-residence and many long-stay student visas require one, issued within the recency window stated by the immigration authority.
Can documents be submitted in Thai?
Foreign embassies generally do not accept Thai-language documents without translation; a certified English translation, or one in that country's official language, must be attached in the prescribed format.

How this connects to the next step

Visa bundles are most often returned because supporting papers are uncertified: check the police clearance and how long it stays valid and prepare certified translations of financial and civil-registry records before the first submission.

In depth: the real requirements and why documents get rejectedVisa supporting documents

Written from the competent authority's published rules, not marketing copy.

A visa file is not assessed document by document. It is assessed as one coherent account, in which dates, names, addresses, and relationships must line up. A single inconsistency usually casts doubt on the whole set.

Conditions you actually have to clear

  • Relationship evidence such as a marriage certificate or birth certificate must be recently issued if the destination sets an age limit.
  • Translations must be bound to the originals and follow the format the receiving authority specifies.
  • Where a previous application was refused, prepare documents that answer the stated refusal reasons directly.

Common causes of rejection

  • Over-filing to the point where the key evidence is buried and the assessor cannot locate it.
  • Filing documents older than the destination's accepted age, which costs an assessment cycle.

The effective method is to build a checklist from the receiving authority's own published notice, then map each document to the point it answers before starting translation and certification. Our team can review that mapping by phone, LINE, or email.

Status of the Apostille Convention for Thailand (verified 30 July 2026)

Thailand deposited its instrument of accession to the 1961 Hague Apostille Convention on 30 June 2026, and the Convention enters into force for Thailand on 28 February 2027. Until that date, Thai documents used abroad still require legalisation by the Department of Consular Affairs (Ministry of Foreign Affairs) followed by legalisation at the destination country's embassy.

Today (before 28 February 2027) Thai documents used abroad still follow the existing chain: certified translation → notarial attestation → legalisation by the Department of Consular Affairs (MFA) → legalisation at the destination country's embassy in Thailand.

Once the Convention enters into force for Thailand on 28 February 2027, Thai public documents sent to any of the 130 Contracting Parties will require only a single Apostille from the Department of Consular Affairs, with no further embassy legalisation.
