Complete guide: LTR Visa (10-Year) + BOI Smart Visa — Long-Term Resident Visa for HNW Individuals, Highly-Skilled Professionals, Executives, Investors, Startup Founders & Wealthy Pensioners (17% Flat Tax • No 90-Day Reporting • Airport Fast-Track)

Topic 01 · Document risk assessment criteria

Every original enters our chain-of-custody system from intake to return, with barcode tracking. Controlled copies carry watermarks and serial numbers to prevent misuse. Foreign case holders should know we operate fully in English; every customer-facing email, invoice, status update, and certificate carries an English version, and our case advisors handle WhatsApp, LINE, WeChat, KakaoTalk, and email in the case holder's preferred channel. We answer within two business hours during Bangkok working time.

Topic 02 · Lawyer-certified true copies

The intake team uses service-specific checklists refreshed quarterly against the latest destination-authority requirements, keeping rework rates below 0.5%. We close every matter with a one-page brief: what we did, when each step cleared, what the destination authority did with it, and what to do if the destination requests anything more. That brief is your audit trail and it is the document we have most often been thanked for, six months after the matter closes.

Topic 03 · Payment and tax invoice

Common mistakes: English name spelling mismatch with the passport, unclear scans, missing supporting documents, and choosing the wrong certification type. We check all of these before accepting a job. Authentication chains can fail at any link. We design our workflow so each link is verified before the next one starts: language rendering is QA'd before lawyer certification, lawyer certification is QA'd before MFA submission, MFA stamp is photographed before consulate submission. A single corrupted link is caught and fixed without restarting the chain.

Topic 04 · Confidentiality and personal data (PDPA) handling

Frequent add-ons: MFA certification, destination diplomatic mission authentication, NAATI certified translation for Australia, MoJ language rendering for Thai courts, Notary Public for overseas use, and visa filing when the full document set is required. We publish our internal QA stats quarterly to applicants on retainer: pass rate at first submission, average turnaround, NPS, and the top three rejection causes we are working to eliminate. Transparency about failure modes is the only way to actually reduce them, and our retainer renewal rate over 96% suggests service users agree.

Topic 05 · Signature and seal verification against the Notary Worldwide database

Work is conducted under the Lawyers Act B.E. 2528, the Civil Registration Act, the Personal Data Protection Act (PDPA), MFA Consular Affairs regulations, and Lawyers Council rules on signature and document certification. Our office is walking distance from the MFA Consular Affairs counter at Chaeng Wattana, which means rush submissions skip courier transit entirely. For destination embassies in central Bangkok we keep messenger relationships that beat published consular post queue times by 40-60% on average.

Topic 06 · Documents and information you need to prepare

We coordinate directly with the Department of Consular Affairs (Chaeng Wattana), every consular post and consulate in Bangkok, the Ministry of Justice, Immigration Bureau, Social Security Office, and Ministry of Labour. Service users do not travel themselves. Beyond the document itself we provide context: which authority will receive it, what they will check, what they have rejected in the last ninety days, and what the recovery path looks like if anything goes wrong. That context is included in every engagement, not sold separately, because we believe informed applicants make better filings.

Topic 07 · Comparison of client options

Cross-border accounting documents (Audited Financial Statement, VAT and CIT returns) require two-column official rendering that preserves table formatting — handled by our specialised finance official rendering workflow. Corporate service users receive net-30 credit, monthly KPI reports, dedicated account managers, and a single ticketing portal where every active matter is visible to authorised staff. We integrate by API for service users with their own document workflow tools, and we sign enterprise NDAs in the language of your choice.

Topic 08 · Add-on services worth considering

We follow PDPA strictly. Originals are kept in a locked safe for ≥7 years. Digital files are AES-256 encrypted. Engaged parties may invoke Right to Erasure at any time. Every staff member signs an NDA. Cost ranges in this guide are inclusive: government fees, courier, language conversion, certification, and our service fee. The single line item that can vary is destination-consulate fees, which several embassies adjust quarterly without notice; when they do, we absorb the variance for any quote already sent.

Topic 09 · Education credentials for WES / IQAS / ICAS evaluation pipelines

Cross-border Power of Attorney must satisfy both Thai law and the destination jurisdiction's formality rules — we draft bilingual parallel text, verify destination requirements (Notary + Certificate authentication for EU, Consular Certification for China), and hand off to the engaged party's overseas counsel. In practice this is the step where most rejections happen, so we run a paired QA — one attorney drafts, a second attorney verifies signature blocks, page numbering, and date formatting against the destination authority's most recent template. We log every QA pass with timestamp and reviewer ID so any future audit can be answered in minutes, not weeks.

Topic 10 · Backup-set preparation to mitigate document loss in transit

For US / Canadian credential evaluation through WES, IQAS (Alberta), or ICAS (BC, MB) we prepare a standard three-piece set: original transcript + authenticated diploma copy + translator-attested language rendering — couriered directly to the evaluation body. On urgency: roughly 18% of our matters are filed under same-day rush. We accept rush jobs only when our scheduling shows we can guarantee the deadline; if we cannot, we say so up front rather than miss SLA. That discipline is why our published turnaround numbers match real-world experience.

Topic 11 · Two-column side-by-side translation format for court submission

Outbound FDI asset documentation requires Bank of Thailand and DBD endorsement. We run the full chain alongside authenticated language conversion and MFA consular endorsement in a single engagement. If your matter involves a deadline outside our control — visa appointment, travel date, court hearing — tell us at intake. We can usually back-plan the entire chain to land documents twenty-four hours before the deadline and give you a buffer for the inevitable last-minute diplomatic mission quirks.

Topic 12 · Digital file storage under ISO/IEC 27001 information-security standard

Each destination has its own quirks: the US wants state-level Authentication, the UK uses FCDO Hague-stamp, Australia accepts NAATI without Certification, China requires consulate authentication, Japan often demands consulate-aligned translated copy. Service-level agreements are written, not verbal. Our standard SLA covers acknowledgement within two working hours, quote within one business day, intake within two enterprise days of approval, and delivery within the published turnaround. Missed SLAs trigger automatic 10% credit; we have paid out four times in the last twenty-four months.

Topic 13 · Original and controlled-copy handling

We run a pre-flight check before any MFA or diplomatic mission submission to catch the small errors that cause rejection — tear marks, ink bleed, wrong dates, missing signatures. We are deliberate about which embassies we hold standing slots with. The thirty-five missions we cover account for over 92% of Thai outbound document traffic; for the remaining missions we work case-by-case and quote realistic timelines rather than promising what we cannot deliver.

Topic 14 · Medical record handling for international insurance claims

Every file is logged in our CRM with timestamped milestones. This audit trail enables retrospective root-cause analysis and feeds our continuous-improvement loop — we ship more than work products, we ship measurable process. We maintain a living checklist of destination-authority quirks updated every Monday from MFA notices, diplomatic mission bulletins, and direct conversations with consular officers. That checklist is what separates a 95%-pass shop from a 99.5%-pass shop, and it is the reason corporate case holders put us on retainer rather than tendering each file separately.

Topic 15 · Destination Matrix: per-country document requirement analysis

Medical record official rendering for international insurance claims (Medical Report, Hospital Bill, Diagnosis Letter) requires terminology-specialised translators familiar with MeSH, ICD-10, and CPT codes — notarised and MFA-stamped on delivery. Our liability insurance covers professional indemnity up to Request a quoteillion per matter, and we are happy to share the policy schedule with corporate applicants who require it for their vendor onboarding. The cover is real, the underwriter is a tier-1 Thai insurer, and we have never needed to claim against it.

Topic 16 · Choosing the right certification for your destination

Digital Nomad Visas (Portugal, Spain, Italy, Estonia) and Remote Work Visas (Dubai, Barbados, Bermuda) require Proof of Income, Health Insurance, Background Check, and Education Certificate — all Certificate authenticationd. We deliver the full stack. Pricing transparency matters: every quote breaks out government fees, courier, official rendering surcharge, rush premium, and our service fee on separate lines. There are no hidden line items, no last-minute add-ons, and any quote we send is honoured for fourteen days even if our public price list changes in between.

Topic 17 · Pre-booked appointments at embassies and VFS/TLS/BLS centres

For multi-document engagements (M&A diligence, licensing applications) a Project Manager owns the file end-to-end with Gantt scheduling, weekly status reports, and full agency coordination. Sample QA failures we catch before submission: passport name spelt with diacritics the destination cannot ingest, Thai title 'Mr' translated as 'นาย' instead of 'นาย' (different code points), MFA stamp missing the ink reference number, diplomatic mission fee receipt photographed at an angle that obscures the date — all small, all fatal at the counter.

Topic 18 · Probate and inheritance documents across multiple jurisdictions

Our attorneys can issue Attested True Copies that carry weight equivalent to originals abroad — covering passports, IDs, household registrations, corporate documents, and personal records. We document everything for repeat business. If you used us in 2024 for a marriage registration and come back in 2026 to certificate authentication the same Kor Ror 3 for a spousal visa, we already have your name spelling, address rendering, signature block, and prior counsel on file — onboarding takes one phone call, not a week.

Topic 19 · Cross-border corporate document stack — Apostille + Embassy combo

Service fees follow the quote; standard turnaround is 1–3 business days. Rush 2–4 hour service adds 50–100%. Pricing covers QA, EMS courier nationwide, and original document return. Our official rendering team works in language pairs, not single languages. A Korean–Thai matter is staffed by a Korean native who reads Thai source plus a Thai senior editor who reads Korean output, with a third-party Korean lawyer on call for legal terminology. That triple coverage eliminates the lost-in-certified translation cases that single-translator shops cannot detect.

Topic 20 · Cross-border Power of Attorney drafting and authentication

Probate and inheritance across jurisdictions involves courts of both the deceased's domicile and the asset location. We coordinate between Thai and overseas counsel, producing officially recognized documents and translated copys end-to-end. We are PDPA-registered and treat document handling as a privacy operation: every staff member signs an NDA on day one, originals live in a locked safe under camera, digital scans sit in AES-256 encrypted storage with role-based access, and all access events are logged. Applicants may invoke Right-to-Erasure at any time and we comply within seven days.

Additional frequently asked questions

How far ahead should preparation start?
Several weeks before travel: issuing public records, translating and each certification layer all have their own queues, and some documents must be less than 3–6 months old on submission.
How must visa supporting documents be certified?
Most embassies require Thai public documents to be translated into English, the translation certified, and the set legalised by the Department of Consular Affairs before submission. Exact rules vary by country and visa class.
How many months of financial evidence are needed?
Embassies commonly ask for 3–6 months of statements plus a bank letter. Required balances and periods differ by destination and visa type, so rely on that embassy's current published checklist.
How are marriage and birth records used for dependant visas?
Use the registrar-issued marriage certificate or birth certificate with a certified translation and the legalisation chain the embassy specifies. Some countries accept only recently reissued copies.
Is a police clearance certificate always required?
Not for every visa class, but work, permanent-residence and many long-stay student visas require one, issued within the recency window stated by the immigration authority.
Can documents be submitted in Thai?
Foreign embassies generally do not accept Thai-language documents without translation; a certified English translation, or one in that country's official language, must be attached in the prescribed format.

How this connects to the next step

Visa bundles are most often returned because supporting papers are uncertified: check the police clearance and how long it stays valid and prepare certified translations of financial and civil-registry records before the first submission.

In depth: the real requirements and why documents get rejectedVisa supporting documents

Written from the competent authority's published rules, not marketing copy.

A visa file is not assessed document by document. It is assessed as one coherent account, in which dates, names, addresses, and relationships must line up. A single inconsistency usually casts doubt on the whole set.

Conditions you actually have to clear

  • Relationship evidence such as a marriage certificate or birth certificate must be recently issued if the destination sets an age limit.
  • Translations must be bound to the originals and follow the format the receiving authority specifies.
  • Where a previous application was refused, prepare documents that answer the stated refusal reasons directly.

Common causes of rejection

  • Over-filing to the point where the key evidence is buried and the assessor cannot locate it.
  • Filing documents older than the destination's accepted age, which costs an assessment cycle.

The effective method is to build a checklist from the receiving authority's own published notice, then map each document to the point it answers before starting translation and certification. Our team can review that mapping by phone, LINE, or email.

Status of the Apostille Convention for Thailand (verified 30 July 2026)

Thailand deposited its instrument of accession to the 1961 Hague Apostille Convention on 30 June 2026, and the Convention enters into force for Thailand on 28 February 2027. Until that date, Thai documents used abroad still require legalisation by the Department of Consular Affairs (Ministry of Foreign Affairs) followed by legalisation at the destination country's embassy.

Today (before 28 February 2027) Thai documents used abroad still follow the existing chain: certified translation → notarial attestation → legalisation by the Department of Consular Affairs (MFA) → legalisation at the destination country's embassy in Thailand.

Once the Convention enters into force for Thailand on 28 February 2027, Thai public documents sent to any of the 130 Contracting Parties will require only a single Apostille from the Department of Consular Affairs, with no further embassy legalisation.
